Mobile-first on any device vs. installed and complex

MRI Software is a commercial-real-estate specialist with deep lease, CAM, and escalation capabilities, distributed in Brazil via OSB Software. Its core product is installed and complex by heritage, with a narrow mobile companion app and weak LATAM compliance beyond Brazil. Implementation runs 4–9 months. BasePro matches MRI's commercial depth and wins on mobile-first execution, LATAM-native compliance, and time to production.

Where MRI still wins

  • Deep commercial-lease institutional heritage. NNN, gross, modified-gross leases, CAM reconciliation, escalation schedules, lease abstraction — MRI's commercial depth is competitive with BasePro and has a longer customer list among North American commercial REITs.

  • Brazilian distribution via OSB Software. For portfolios concentrated in Brazil with existing OSB relationships, the installed base and local implementation network is a real advantage MRI has over LATAM-generalist alternatives.

  • Long-tenured customer base in institutional commercial real estate. If your portfolio is exclusively commercial and NA-domiciled, the replacement-staff depth and consultant ecosystem around MRI runs long.

  • Mature product lineage. MRI has solved enough commercial-real-estate edge cases over the years that a new specialist entrant would need years of iteration to match its depth on specific lease structures. BasePro matches the surface area; MRI has more tenure in edge cases.

Where BasePro pulls ahead

Mobile-first on any device, not a companion app

The full BasePro product runs in a responsive browser on any device. MRI ships a companion app with a narrower feature set than the installed product. For real-estate operations where inspections, maintenance dispatch, and manager approvals happen in the field, a companion app is a downgrade; a mobile-first product is parity.

LATAM compliance is native, not Brazil-only via a reseller

CFDI invoicing for Mexico, SPEI and CLABE rails, SAT withholding, and the local tax surface for Colombia and the broader LATAM region are native to BasePro. MRI's LATAM story outside Brazil is weak; Mexican FIBRA case studies are not surfaced in public research. BasePro is the LATAM-native option.

Implementation in weeks, not 4–9 months

BasePro deployments are SaaS — configure property portfolios, import chart of accounts, train the team. MRI's installed heritage and consulting-led rollouts measure time-to-value in quarters. For teams that need production inside of one close cycle, the math is different.

STR in the same shell as commercial and LTR

Short-term rentals run in the same platform as long-term leases and commercial NNN/CAM. MRI's STR surface is narrower. For mixed-portfolio operators — common across LATAM vacation markets that also hold commercial and long-term residential — one platform beats three.

Vendor dispatch with WhatsApp built in

Field-vendor dispatch through WhatsApp is a native workflow, not an integration project. Where MRI expects dispatchers to work through its installed console and a companion app, BasePro works through the channel LATAM vendors actually read.

MRI Software is right if...

Your portfolio is exclusively commercial, North-America or Brazil domiciled, with established MRI consulting relationships and existing commercial-lease configurations that are load-bearing. Your field teams work primarily from head-office desktops. Your close cycle can absorb a 4–9 month rollout.

BasePro is the better call if...

Your portfolio includes LATAM operations outside Brazil — Mexico, Colombia, broader — and needs CFDI/SPEI/CLABE native. Your field teams work from phones. You operate mixed property types (commercial plus residential plus STR) and want them in one shell. Your timeline to production is measured in weeks, not quarters.

Moving from MRI

Already on MRI Software? Here is what the transition looks like.

For groups with a split portfolio — commercial on MRI in North America or Brazil, mixed operations in other LATAM markets — the pattern is to keep MRI for the existing commercial footprint and bring BasePro in for the LATAM operations that MRI does not cover well. No rip-and-replace on day one.

Data flows via CSV exports or REST API. Property-level transactions, rent roll, CAM calculations, and CFDI-compliant invoicing happen in BasePro; summary entries flow upstream into whatever GL the group uses for consolidated close.

For portfolios where MRI was inherited by a LATAM operator through an acquisition or consolidation, and the case-study density for MRI in that jurisdiction is thin, a full cutover is realistic. Lease abstracts, CAM histories, and portfolio configurations migrate into BasePro over a phased rollout.

The decision point is usually the mobile field experience. When inspectors, managers, and vendors need the same product on a phone, the companion-app gap tips the analysis toward BasePro regardless of commercial-lease parity.
