How to Run a Property Inspection

The tenant at PROPERTY_01 is moving out at the end of the month. You need to walk the unit, document every room, note any issues, and have a clear record before you return the deposit or hand the keys to the next occupant.

Here is how to run that inspection in BasePro.

What you need

  • PROPERTY_01 active in your portfolio
  • BasePro installed on your mobile device (the inspection flow is designed for on-site use)

Steps

1. Open the inspections section and start a new inspection.

From the operations area in BasePro, navigate to inspections for PROPERTY_01. Start a new inspection. You will see a form that walks you through the property area by area.

2. Set the inspection type and date.

Choose the inspection type — for example, move-out, move-in, or routine. Confirm the scheduled date. If you are running the inspection right now, you can set it to today.

3. Walk each area and record your findings.

BasePro takes you through the areas of PROPERTY_01 one section at a time — living spaces, kitchen, bathrooms, common areas, exterior. For each area:

  • Note the condition: good, requires attention, or damaged.
  • Set the severity for any issue you find.
  • Add a description of the problem.
  • Photograph the issue directly from the inspection form.

The photos attach to the inspection record immediately. You do not need to send them separately.

4. Flag any items that need a maintenance order.

If an issue requires a repair, you can flag it directly from the inspection. BasePro creates a maintenance order from that finding. The order is tied to PROPERTY_01 and carries the details and photos from the inspection.

You decide when and how to communicate the findings to any relevant parties — owners, tenants, or vendors. BasePro does not send the inspection results to them automatically; that is your call, on your timeline, through your preferred channel.

5. Complete and confirm the inspection.

When you have walked every area, review the summary: areas covered, findings recorded, maintenance orders created. Confirm the inspection. BasePro saves the full record.

What you will see when it is done

  • A complete inspection record for PROPERTY_01 — findings, photos, severity levels, and any maintenance orders created.
  • The inspection appears in the property's history, alongside previous inspections.
  • Any maintenance orders created during the inspection are now active in your maintenance log.
